The Stoneybrook Community Development District is a local, special-purpose government entity authorized by Chapter 190 of the Florida Statutes as amended and established on August 10, 1998 by the Board of County Commissioners of Lee County, Florida Ordinance No. 98-15, as an alternative method of planning, acquiring, operating and maintaining community-wide improvements in planned communities.
The District is located in Lee County, Florida, lying within Sections 25, 35, and 36, Township 46 South, Range 25 East and more precisely being east of Interstate75 and south of Corkscrew Road. The District has two entrances on Corkscrew Road. The District contains 1,119 residential units composed of 162 single-family 75’ residential dwelling units, 178 single-family 60’ residential dwelling units, 397 single-family 50’ residential dwelling units, 208 two-story residential dwelling units, and 174 six-plex residential dwelling units, an 18 hole public championship Golf Course with aqua driving range, cart barn and maintenance facility, Clubhouse, a gatehouse, satellite recreation facilities, pond/water management facilities and two commercial parcels located in the northeast corner of the District that were originally planned for 39 single-family 40’ residential dwelling units.
Specifically. the District shall have the power to plan, establish. acquire. construct or reconstruct. enlarge or extend. equip, operate and maintain additional systems and facilities.
A Community Development District (CDD) provides the 'solution' to Florida's need to provide valuable community infrastructure generated by growth, ultimately without overburdening other governments and their taxpaying residents. CDDs represent a major advancement in Florida's effort to manage its growth effectively and efficiently. This allows a community to establish higher construction standards, meanwhile providing a long-term solution to the operation and maintenance of the community's facilities.
